The Residence Inn by Marriott, Omaha Downtown is an all-suite hotel located on 15th and Dodge in the Historic Omaha Federal Building. While primarily being aimed at providing accommodations for those traveling to Omaha, Residence Inn Omaha Downtown is more specifically designed to provide additional comfort to those that are staying for five or more nights.
History Transformed:
Our company’s CEO, Stephen Schwartz, walked into a dark building that had been vacant for years and saw the beginning of a hotel. Moreover, he saw a unique Extended Stay Residence Inn by Marriott that would occupy an area that no hotel of this type had occupied. Tearing apart the building, and noticing all the history, natural light, and space that we could afford our guests was something that only someone with great vision could see. It has certainly worked well for us!
The historic aspect of being in a building that was constructed during the New Deal era is very unique. We are creating a beautiful hotel in a building that has been around Omaha for 80 years. With spectacular suites that feature full kitchens, a courtyard to relax by the First National Bank Sculpture Park, and countless amenities; we will be able to provide an exceptional product to compliment tremendous service. Additionally, we are unique in the fact that we offer rooftop access on the top two floors, the highest being a large penthouse suite with a private balcony overlooking the city skyline.
The Residence Inn by Marriott Omaha Downtown will be the 3rd hotel in Omaha that is operated by First Hospitality Group, joining with the Residence Inn Omaha Central and the Fairfield Inn and Suites Omaha Downtown.

Giving Back to the Omaha Community:
As a business just now taking off the ground, we have wanted to make sure that we are as involved as we can be in many different organizations. First and foremost, as a Marriott hotel, we have maintained a strong interest in supporting the Children’s Hospital and Children’s Miracle Network. Upon opening, we will partner with the American Cancer Society’s ‘Guest Rooms Program’ which helps out of town patients find lodging while receiving care in Omaha. Additionally, we are working towards our certification with the Green Globes program, an initiative that encourages sustainability as well as partnership in our community.
More than anything, being situated in Downtown Omaha, we are the first hotel in the financial district strictly poised to take care of long-term guests of Omaha. At Residence Inn Omaha Downtown, our suites are typically 30-50% larger than standard hotel rooms. In addition, the hotel is distinctive due to its historic significance and the preservation that has taken place inside and out. With the amenities offered at the Residence Inn by Marriott, guests will be able to enjoy a variety of complimentary items not normally seen at Downtown Hotels, all while staying in an upscale hotel.
Our goal is to continue to serve our guests in a way that honors the city’s tradition of providing excellent hotels and services to those that make their way into our area of the Heartland.
