A new hotel is planned for Omaha’s Millwork Commons, further anchoring the district’s continued growth as one of the city’s most dynamic and community driven neighborhoods.

Slated to open in late 2027, Millwork Hotel will be located at 1201 Nicholas Street and will feature 144 guest rooms, a signature restaurant, and a rooftop bar. Designed to complement the neighborhood’s industrial roots while supporting its forward-looking energy, the hotel will serve as a central gathering place for both locals and visitors.

The project is being developed in partnership with Alley Poyner Macchietto (architect) and Curioso (interior design), with a design that balances Millwork Commons’ historic character with a modern, hospitality-driven vision.

Once home to warehouses and manufacturing, Millwork Commons has evolved into a hub for creativity, entrepreneurship, and collaboration.
Millwork Hotel is designed to reflect and support that momentum, offering a new way to experience the neighborhood and its blossoming transformation.

Hospitality operations, brand vision, design strategy, and placemaking for the hotel will be led by Aparium Hotel Group, an independent hotel company known for creating design-forward, locally rooted hotels that prioritize community connection. Millwork Hotel will join the Aparium Collection, a uniquely independent portfolio of lifestyle hotels representing the brand’s most curated work, with each property shaped by the character and culture of its neighborhood.

The project’s development and investment strategy is being led by PGSA Hospitality, the hotel investment and operating platform of PGSA. Construction is being led by Lund-Ross Constructors.
